Our property work is supervised personally by our Senior Partners. If at any point you wish to speak to the supervising solicitor, you may ask and it will be arranged.

Auction Properties – What You Need to Know

If you are buying at auction, it is vital to seek legal advice before the auction takes place. Our solicitors can review the auction pack, highlight risks, and provide a quote in advance.

​If you are successful at auction but have not spoken to us beforehand, you must formally instruct us within 36 hours of the auction ending. Otherwise, we may decline to act, as auction transactions require immediate attention and strict timescales.

Mortgage Lender Panels

Trent Law Solicitors acts on the panels of the major mortgage lenders, so in most cases we are able to act for you and for your lender in the same transaction, which keeps the purchase simpler and the cost lower. If we are not on your lender's panel we will tell you at the quotation stage rather than after you have instructed us, and we will explain what that means for your transaction. Lenders we regularly act for include most of high street lenders including but not limited to Halifax, Nationwide, Santander, NatWest, Barclays, HSBC, Lloyds and Skipton and other sepcialist lenders. Some specialist lenders impose additional legal requirements and attract a supplement, which is set out in your quotation before you commit.

Our Conveyancing Fees

 

We publish our fees because we think you should be able to compare us before you speak to us. The figures below are our legal fees including VAT for a straightforward transaction, and they rise with complexity. Every quotation we give you sets out the whole cost, our fee, the disbursements we pay on your behalf, and any supplement that could apply, so the figure you are quoted is the figure you pay.

 

Freehold sale: from £850 to £3000 including VAT
Freehold purchase: from £850 to £3000 including VAT
Leasehold sale or purchase: from £1000 to £4000 including VAT
Remortgage: from £850 including VAT
Transfer of equity: from £850 including VAT

Some transactions need more work than others, and where that is so we tell you at the outset. A leasehold title, a gifted deposit, a Help to Buy or Lifetime ISA, an unregistered title, a specialist lender or an indemnity policy each carries its own additional fee, and each is listed in your quotation before you instruct us. We would rather quote you the true figure at the start than a lower one that grows later, and our Price Match Guarantee means that if you find a cheaper written quote from a firm of equal standing we will not only match it but beat it.

Lenders with Extra Requirements

Some lenders have additional legal requirements that involve more time and checks. Where one of these lenders is involved, we charge a supplementary fee. These include (but are not limited to): Aldermore, Allica, Charleston – Bridging Loan, CHL Mortgages, Coutts, Crown & Bentley Commercial Finance, Fleet Mortgages, Hope Capital, Kensington Mortgages, Kent Reliance, Lakeshield, Landbay, Mint Finance, Paragon, Pepper Money, Precise, Shawbrook Bank, Together Finance, and other lenders with similar requirements.

This ensures that all lender-specific conditions are met and your transaction proceeds without delays.
