How a Commercial Property Transaction Proceeds
Most transactions follow the same path. Once heads of terms are agreed, we investigate the title and raise the Commercial Property Standard Enquiries, alongside the searches appropriate to the property and its use. If you are borrowing, we deal with your lender's requirements at the same time so nothing waits at the end. Contracts are then agreed, signed and exchanged, at which point the transaction becomes binding, and on completion the balance is paid and the property passes. We deal with Stamp Duty Land Tax and registration at HM Land Registry, and we keep you informed in plain English at every stage. A freehold purchase typically completes within 6 to 12 weeks.

Commercial premises carry risks that a survey alone will not find, and our job is to surface them before you are committed. We examine the title for restrictions, rights of way and covenants that could limit how you use or alter the property. We confirm the planning position and the permitted use class, so a unit sold as a restaurant can actually trade as one. The standard commercial enquiries draw out what the seller knows about disputes, notices, contamination and services, and the searches test what the public registers hold. Where VAT applies to the price we advise on the position before exchange, and we report the whole picture to you in one clear document so your decision is an informed one.
